Where applicable, we undertake a sensitivity analysis, identifying likely peaks and troughs in cash flow and the most significant risks to your revenue stream. We can introduce specialist advice on everything from CGT liability and VAT to capital allowances and how to claim them. Our reports will allow for varying market conditions, even providing a sensitivity analysis that identifies risks and weights them accordingly.

Using our experience as agent, developer, investor and occupier representative, we will highlight the primary areas of concern, identify any likely problems we foresee and offer conclusions and solutions where necessary. We will look at how best we can enhance income streams, improve capital value or reduce occupational costs.

Should you subsequently decide to retain our services and commission a report, we will agree a a performance-based fee mechanism related to our successful delivery of a net surplus in revenue or value.  The conclusion might identify no cost savings or value-drivers, in which case no fees are due and you can rest easy knowing that you have at least explored what options are open to you.

Alternatively, we might conclude with a recommendation to implement an agreed strategy,  undertake partial or comprehensive re-development of the site, split up or dispose of parts, submit a rating appeal, sublet part or re-gear existing tenancies, explore an alternative use or start to make full scale preparations for a business relocation and subsequent land sale. Perhaps a sale and leaseback would be advantageous; or the opposite?
